ASSET INTELLIGENCE FOR COMMERCIAL ROOFS

See the leak coming. Not the lawsuit.

You don't have time to climb roofs — and the contractors who do are there to sell you something. Vyten monitors your portfolio with daily satellite imaging, two high-resolution aerial captures a year, and a scheduled thermal drone visit to catch wet insulation before it becomes a ceiling stain. So a $5,000 patch doesn't turn into a $400,000 tear-off.

  • Catches hidden moisture (ASTM C1153)
  • Reviewed by a certified roof thermographer
  • Licensed, insured night-flight pilots

THE BUILD-UP THAT BLINDSIDES OWNERS

Your roof is failing in slow motion. The bill comes all at once.

The damage hides.

Trapped moisture spreads laterally under the membrane for months — wetting insulation, voiding warranty coverage, quietly turning a $5,000 patch into a $400,000 tear-off — before the first drop reaches a tenant.

The 'free inspection' has an agenda.

The roofing contractor offering it makes money on the tear-off. The inspection is a sales lead, not a diagnostic. You're left without a neutral second opinion to measure their quote against.

The annual walk-around misses it.

Surface-level visual inspections — even ones standing on the roof — miss subsurface moisture. Thermal is the only method that sees what matters early enough to fix cheaply.

WHY VYTEN

An independent watch — by people with no other agenda.

Vyten was founded in Nashville on a simple idea: commercial property owners deserve a neutral intelligence layer for the most expensive part of the building. Not another vendor with a quote to write. An independent watch — local people, calibrated tools, and a dashboard that owns the longitudinal record of every roof under management.

HOW IT WORKS

A simple plan for the roof you'd rather not think about.

01
$500 → $0 with sign-up

Start with a $500 scan.

We come on-site and fly a high-resolution visual (RGB) scan of the roof you're most worried about, then walk you through the imagery on a 30-minute review call. The $500 is fully credited to your first year of monitoring when you sign within 30 days. Trapped-moisture thermal imaging begins when you put the roof on the program.

02

Put your portfolio on the program.

We move every roof you own onto the Vyten dashboard. 365-day AI satellite watch plus 2 high-resolution aerial captures a year on every roof. Plus adds 1 drone deep-dive a year (RGB + thermal); Premium adds 2 drone visits a year (spring and fall, both RGB + thermal). Anomaly Detection Agent on every scan, real-time alerts, warranty-compliant documentation as a free byproduct.

03

Make capital decisions with data.

You get predictable budgets, validated warranty documentation, evidence for any insurance claim, and a multi-year condition history that holds up under scrutiny — from buyers, lenders, or carriers.

THE PLATFORM

Thirteen agents. One platform. Every roof under management.

Vyten Intelligence is named for what it actually is: an autonomous AI platform built around 13 specialized agents. Each agent has a defined job; every output is reviewed by a human.

Watch Agent

All tiers

365-day continuous satellite watch on every roof, every day. Decides what's worth a customer alert. Quiet when nothing's changed; real-time notification when it has.

Anomaly Detection Agent

All tiers

Reviews every drone scan against a model trained on commercial-roof failure patterns. Flags moisture, membrane defects, ponding, flashing failures. The ITC-certified thermographer reviews only the flags.

Storm Response Agent

Premium

Monitors NOAA weather feeds and hail-impact maps. When a qualifying event hits a covered roof, automatically triggers the 48-hour workflow: customer alert, pilot scheduling, post-event scan plan.

Roof Copilot

Premium

Conversational interface over your portfolio. Ask: "Which of my roofs is the highest 2027 capex risk?" Get a ranked answer with thermal evidence.

Capex Planning Agent

Premium

Five-year capex forecasts at the per-roof level, ranked by risk-adjusted ROI. Drives the asset-planning conversation with finance.

Report Drafting Agent

All tiers

Prepares the first-pass report from every scan — anomaly inventory, severity scoring, annotated maps, and recommendations. A certified thermographer reviews and signs off before it reaches you.

THE MATH

$2,400 a year, per roof. Or one $400,000 tear-off you didn't see coming.

Compare what you're spending today on roof reactivity against the cost of putting that roof under continuous watch.

The status quo

  • Scheduled thermal inspection$1,500–$3,000 / roof
  • Annual visual inspection$300–$800 / roof
  • Satellite watch between visitsNot available
  • Storm-event documentationWhatever your roofer charges
  • Warranty compliance docsManual, often missed
  • Capital-planning dataNone
  • Conflict of interestHigh — roofer profits on tear-off
  • Cost of one missed leak$200K–$500K tear-off

Average annual cost: $0 — until it fails

Vyten monitoring

Plus tier price updates live. Size-banded to a 250,000-sqft inspection block.

  • Annual drone deep-dive (RGB + thermal)Included (Plus)
  • 2 drone visits per year (spring + fall, both RGB + thermal)Included (Premium)
  • 365-day satellite watch + 2 aerial captures/yrIncluded (all tiers)
  • Storm-event documentationIncluded (Premium)
  • Warranty compliance docsAuto-generated
  • Capital-planning dataYear-over-year condition history
  • Conflict of interestNone — Vyten never sells repairs
  • Cost of one missed leakCaught early — $5K–$20K patch

Average annual cost: from $2,400 / yr (Plus)

A single failed roof typically costs more than a decade of monitoring across your entire portfolio. Catch problems in the patch window — not the tear-off window.

CONTINUOUS WATCH

The watch doesn't stop when the drone lands.

The Watch Agent monitors every roof in your portfolio with daily satellite imaging and two high-resolution aerial (manned-aircraft) captures a year. The Anomaly Detection Agent decides which changes matter. When a condition moves — ponding, vegetation, debris, equipment installs, storm impact — the dashboard sends a real-time alert. The scheduled drone deep-dive is the diagnostic peak; the AI watch is what runs 365 days a year underneath.

WHAT WE SEE

Thirty-plus anomaly alerts. One platform. Every roof under management.

Trapped moisture under the membrane

Post-sunset radiometric thermal catches wet insulation while the surface still looks fine. The single most expensive failure mode, caught while it's still a patch.

Membrane defects

Blisters, ridging, open seams, tears, granule loss, ponding, surface contamination. High-resolution RGB with long-lens zoom into edge details.

Flashing and penetration failures

Equipment curbs, parapets, drains, vents, HVAC tie-ins — the seams that fail first. Both thermal and visual layers, with millimeter-accurate measurements.

Storm-event damage

Hail bruising, wind uplift, debris impact, post-storm ponding. The Storm Response Agent triggers a drone visit within 48 hours of a qualifying event (included on Premium; +$150/yr add-on on Plus). The additional drone rescan flight is $1,500 per event on Plus and Premium — billed only when storms actually hit your roof. The Insurance Claim Agent auto-prepares the claim packet.

Rooftop solar performance

Dead modules, bypass-diode failures, string-level underperformance, soiling and shading patterns — same calibrated radiometric thermal platform, thermal pass at array level.

Building envelope anomalies

Long-lens thermal zoom screens facades, parapets, and curtain walls for thermal bridging — an envelope-level signal property managers rarely have.

NO RISK ON THE FIRST FLIGHT

Try the platform on your worst roof. Then decide.

FAQ

Frequently asked questions.

How does the $500 launch credit work?+

Through Vyten's Middle Tennessee launch window, qualified property owners and managers pay $500 for a single-building high-resolution visual (RGB) scan — flown on our in-house drone — plus a 30-minute results review. Sign the monitoring program within 30 days and the full $500 from your first scan is credited to your first year — so the scan is effectively free. Don't sign, keep the report. Reserved for portfolios of 3+ commercial roofs across Middle TN, capped at a handful per month. (Trapped-moisture thermal imaging begins when the roof goes on the program.)

What is a drone thermal roof inspection?+

A radiometric thermal-imaging sensor — typically flown after sunset — detects temperature differences across a flat commercial roof. Wet insulation retains solar heat longer than dry insulation, so trapped moisture appears as warm anomalies. Combined with a daytime visual scan, this follows the ASTM C1153 standard and detects problems weeks or months before water reaches a ceiling. Thermal is part of the Plus and Premium monitoring programs — not the $500 launch scan, which is RGB-only.

How is Vyten different from a roofing contractor's free inspection?+

A contractor's free inspection is paid for by the repair work that follows. Vyten does not sell repairs, coatings, or replacements — it sells a flat recurring monitoring fee that does not change based on what we find. That structural neutrality is the entire point of the brand.

Where does Vyten operate?+

At launch, Vyten serves all of Middle Tennessee — Nashville–Davidson, Williamson, Rutherford, Sumner, Wilson, and Maury Counties. Phoenix, Dallas, Denver, Las Vegas, Atlanta, and Charlotte are in the planned expansion.

Are reports stamped by a licensed Professional Engineer?+

PE-stamped reports are included on Premium and available as a +$200/yr add-on on Plus. A licensed Tennessee PE reviews and stamps any report that requires an engineering opinion.

What's the difference between Watch, Plus, and Premium?+

Watch is 365-day continuous satellite watch plus 2 high-resolution aerial (manned-aircraft) imagery captures a year — real-time alerts when conditions change, no drone visit. Best for the smaller, lower-risk roofs where the full drone program isn't justified. Plus is the recommended program: Watch + 1 annual drone deep-dive (RGB + radiometric thermal in one mobilization), ITC-certified thermographer sign-off, and warranty-compliance documentation. Premium is for institutional and warranty-critical roofs: 2 drone site visits per year — spring and fall — both RGB + post-sunset thermal (so 2 thermal + 2 RGB scans annually), plus the full AI agent suite (Roof Copilot, Storm Response Agent, Predictive Maintenance Agent, Capex Planning Agent, Insurance Claim Agent, Warranty Compliance Agent) and PE-stamped reports. An additional drone rescan after a weather incident is $1,500 per event on Plus and Premium — Premium customers get the Storm Response Agent monitoring and SLA included, but the flight itself is billed per storm.

How is AI actually used in Vyten?+

Specifically — not as marketing. Five agents work behind the scenes inside the inspection pipeline: the Anomaly Detection Agent reviews every scan and flags moisture or membrane issues; the Storm Response Agent watches NOAA and runs the 48-hour post-storm playbook; the Pilot Scheduling Agent picks the right night to fly; the Report Drafting Agent prepares the findings; the Roof Time Machine compares this year to last. Five more agents live in your Premium dashboard: Roof Copilot answers portfolio questions in plain English; Warranty Compliance Agent tracks warranty deadlines; Insurance Claim Agent prepares storm-damage paperwork; Predictive Maintenance Agent forecasts upcoming repairs; Capex Planning Agent builds your 5-year roof budget. Every agent has a clear job. A human thermographer signs off on every report.

Is the AI replacing the human thermographer?+

No. The Anomaly Detection Agent does the first pass — drafting the anomaly inventory and severity scoring. An ITC-certified thermographer reviews the flagged items and signs off on every report. The combination is the product: AI handles the volume, the human handles the judgment. Every output is human-verified.

Can I cancel anytime?+

Programs are annual; cancel at renewal with no penalty. Mid-term cancellations don't earn a refund, but you keep every report and image — exportable forever.
